Business Summary

World Associates, Inc. is a holding company engaged in the real estate business. The company is focused on two primary market areas.  The first is raw or un-entitled land development.  The land development business is the business of processing a plan of development with local municipalities to obtain the approvals required to develop a parcel of raw or unentitled land.  Approved land is sold to homeowners, developers and investors. The land development business is being carried on primarily in California, but the company is expanding into New Mexico. 

In addition to the land business, the company is using factory-built housing systems to develop homes, initially in California.  The company is a manufactured house dealer for CAVCO, Hallmark Homes and Palm Harbor and it is using some of their homes in its developments.  It also launched a new service called HelpUBuild-CA.com to assist homeowners that are using manufactured homes, or other factory  systems including manufactured, modular, or panelized construction.

Sustainable Design

A key component of the company's strategy is to design and develop communities, to the greatest extent possible, using sustainable practices and technologies.  Developing the company's core competencies in this area allows the company to:

• take advantage of opportunities that are difficult for others to pursue,
• appeal to significant and growing market demand for real estate with sustainable qualities, 
• have the best profile possible from which to gain the support and confidence of local officials for its plans.

Building Systems

A key strategy of the company is to expand and develop the company's expertise using various building systems. This includes manufactured homes, modular and panelized systems of construction.  In addition to more high tech approaches, the company is interested in vernacular systems of construction.  That is, approaches that are used by rural populations around the world who create building materials from the resources they have in their immediate vicinity.  The benefits include the following:

• the ability to select systems that provides the most benefits given the circumstances;
• the ability to use factory-built systems provides benefits that include:
  • a simplification of the construction process;
  • it may allow for use of less skilled labor;
  • gaining efficiency and speed during construction;
  • obtain higher quality at a lower cost;
• the ability to use building materials created from raw materials available on site at a lower cost.

Land Development

World Associates, Inc. has plans to create a land fund to significantly expand its land development business.  The Yellow Hills Ranch, a sustainable ranch project in New Mexico consisting of nearly 5,000 acres of land, is the first significant step toward building a portfolio where sustainable communities can be designed and developed.

California

The Company's current projects in California include:

Wildflower Meadows

This project consists of land located one hour from Los Angeles in Rosamond, California on which approximately 155 homes will be built on 72.5 acres together with 7.5 acres of commercial for future development along Avenue A.

HelpUBuild-CA.com

HelpUBuild-CA LLC is a manufactured home dealership that the company owns. While building its own projects, the company became aware of the demand for support from home builders, investors and homeowners who wanted to set up a factory-built homes.  As a result the company launched an service to assist homeowners, contractors and developers in using manufactured, modular, and panelized construction systems.

The company is a licensed dealer for Cavco, Hallmark Southwest, Silvercrest, Palm Harbor and Fleetwood. It also represents modular homes manufacturers Laurel Creek and Genesis.
